Who is responsible for a blocked drain: me or the water company?

In the UK, responsibility is determined by location and ownership boundary. You are responsible for any private drains that lie within your property boundary and only serve your home.

If a pipe is shared with a neighbour, or lies outside your property boundary (a lateral drain), responsibility transfers to your regional sewerage undertaker (such as United Utilities across Warrington and the wider North West). If you have a blockage in a shared sewer, the utility company is legally obliged to clear it free of charge.

What is a Build Over Agreement and when do I need a CCTV survey?

If you plan to construct an extension, conservatory, or outbuilding within 3 metres of a public sewer, you must obtain a Build Over Agreement from your local water authority.

To secure this, you are required to submit a pre-construction CCTV drain survey to map the pipe's integrity and layout. Once construction is complete, a post-construction CCTV survey is executed to verify that no structural load or foundation work has damaged or collapsed the sewer line. We provide fully compliant Wincan reports for United Utilities submissions.

What are the General Binding Rules for septic tanks in the UK?

Since January 2020, regulations dictate that you can no longer discharge raw effluent from a septic tank directly into a surface watercourse (like a ditch, stream, or river).

All systems must either discharge to ground via a compliant drainage field (soakaway) or be upgraded to a modern package sewage treatment plant that complies with BS EN 12566 standards. If you are buying or selling a rural property off the mains sewer network, a comprehensive septic tank survey is crucial to avoid massive compliance fines.

What is the difference between a quick "look-see" and a formal CCTV survey?

A "look-see" is a quick visual inspection used by engineers on-site to immediately locate a stubborn obstruction or find a pipe fracture. It does not generate structural data.

A formal CCTV survey involves high-specification crawlers, precise distance-counter mapping, and comprehensive reporting. The resulting documentation classifies every joint displacement, structural crack, scale buildup, and root intrusion, complete with video evidence and recommendations for remedial works.

Technical Aspects of Drain Unblocking

What is High-Pressure Water Jetting (HPWJ) and is it safe for older pipes?

High-pressure water jetting involves pumping water through heavy-duty hoses at pressures up to 4,000 PSI. Specialised nozzles focus these streams to blast apart hard deposits, slice through roots, and wash grease film from sewer pipe walls.

When conducted by certified High Pressure Water Jetting Association (HPWJA) technicians, it is incredibly safe. For older clay or pitch-fibre pipes, we carefully adjust pressure thresholds to clear blockages without compromising the aged pipe's structural integrity.

How do tree roots enter underground drains, and how do you remove them?

Warm, nutrient-rich water vapour constantly escapes through minor hairline cracks or displaced joints in underground sewer pipes. Tree roots naturally grow toward this moisture source, entering through tiny gaps and expanding rapidly.

Traditional rodding cannot resolve this issue. We use heavy-duty hydraulic root cutters and specialised water-driven rotating blades to strip the roots back flush with the pipe walls. We then recommend installing a resin structural patch liner to seal the entryway permanently.

Drain Repairs & No-Dig Relining

Can you repair a collapsed drain without digging up my garden or driveway?

Yes, in the vast majority of cases! Thanks to trenchless technology, we can execute "no-dig" structural repairs. By inserting a resin-impregnated felt or fibreglass sleeve directly into the damaged pipe and inflating it, we create a brand new, highly durable pipe inside the old one. Once cured, the bladder is removed, leaving a completely sealed pipe without structural joints.

Note: If a pipe has completely collapsed, flattened, or shifted out of alignment entirely, localised excavation may still be required to restore flow before lining can occur.

What is the difference between patch lining and full relining?

Patch lining (also called Localised Structural Repair or LSR) is used to target isolated defects, such as a single fractured pipe, a displaced joint, or localized root ingress. The patch is typically about 1 metre long and is accurately placed over the specific point of damage.

Full drain relining involves lining the entire run of the drain pipe, from one inspection chamber to the next. This is ideal when the entire run is showing signs of structural wear, multiple fractures, or age-related decay.
